New Grass in an Established Suburb

Hydroseeding in Upper Arlington is mostly about renewal rather than raw new construction. The original 840 acres south of Lane Avenue were developed from 1913 on a Garden City-inspired plan drawn by landscape architect William Pitkin Jr., right next to the Marble Cliff Quarry. More than a century later, the yards here are shaped by big trees, older drainage and a steady stream of teardowns and rebuilds.

Teardowns and rebuilds

When an older house comes down and a larger one goes up, the yard is usually wrecked: compacted by equipment, mixed with debris and graded by eye. We clean up the surface, fine grade the lot to pitch runoff off the new foundation, spread topsoil and hydroseed. On tight lots we install silt fence along the property line so mud stays off the neighbors' lawns and the street.

Shade from mature trees

Old Arlington, south of Lane, is a National Register historic district with mature canopy. Grass under heavy shade struggles, so we use fine fescue and shade-tolerant tall fescue mixes, and we are honest about spots where a mulch bed beats grass.

Post-war neighborhoods

North of Lane, many streets were built in the post-war housing boom with ranch homes like those in River Ridge. Those lawns are now 60 to 70 years old. Overseeding after core aeration, plus touch-up grading where settling has created low spots, often brings them back without a full rebuild.

The river edge

The Scioto River forms the city's western border. Lots that slope toward it can shed water fast in a storm, so we add tackifier to the hydromulch and use blankets where the grade gets steep.

Upper Arlington History and Terrain

  • Planned origins. Developers bought 840 acres in 1913 and built to a Garden City-inspired plan by landscape architect William Pitkin Jr.
  • Quarry neighbor. The original land was directly adjacent to the Marble Cliff Quarry Co.
  • River border. Upper Arlington is bordered on the west by the Scioto River and on the south by Marble Cliff and Grandview Heights.
  • Mid-century growth. The two largest annexations, in 1954 and 1955, nearly doubled the city's area as post-war housing spread north of Lane Avenue.

Upper Arlington Questions

Can you restore the yard after our teardown and rebuild?

Yes. We clear debris, fine grade, add topsoil and hydroseed, with silt fence along shared lot lines while it establishes.

Will grass grow under our big oaks?

Some will. Fine fescue blends handle shade best. In very deep shade we may suggest a bed instead of seed.

Our 1950s lawn has low spots. Is that a grading job?

Small dips can be topdressed and overseeded. Larger settled areas need light regrading first.

Does the historic district limit lawn work?

Lawn seeding and grading are normal yard maintenance. Check with the city if you are changing hardscape or trees.
